Access and setup
Parking, stairs, elevator bookings, ceiling height and safe ladder setup can take more time than the visible repair.

Materials and parts
Standard parts are charged at cost. Special-order, discontinued or customer-supplied products are confirmed before booking.

Drying and return visits
Drywall compound, caulk, stain and paint need real drying time. Two short visits can be the correct job even when the hands-on time is modest.

What is hidden
If opening the work reveals moisture, rot or a different substrate, you receive a photo and revised number before the scope changes.

Travel and grouping
Richmond is home base. Delta, Burnaby and Surrey visits are most efficient when several small items are grouped into a half-day block.

Questions about the bill
Is the $50 minimum the price of every small job?
No. It is the minimum labour charge that makes a short visit bookable. Parts, extra time, difficult access or a larger scope can increase the total, and that is explained before work starts.
Are materials marked up?
No. Materials and parts are charged at cost. If you already own the correct product, send its model number or link with the photos.
Can you give a fixed price from photos?
Often. When a hidden condition makes that irresponsible, we give a range, say exactly what changes it, or arrange a free site visit.
Do evenings or weekends cost more?
No automatic surcharge. Evening and weekend appointments are part of our normal seven-day schedule.
