Vancouver work splits into two very different worlds: pre-war character houses on the east and west sides, and newer condos and townhomes closer to the core. They break in completely different ways, and the tools and approach are not the same for each.

What we see most in Vancouver

Plaster walls, not drywall

Houses built before roughly 1950 often have lath-and-plaster walls. You can tell because it feels solid and a picture hook cracks it. Patching plaster is a different job from patching drywall, and mounting anything heavy on it means finding the actual framing rather than trusting a stud finder. We come prepared for it.

Moss, needles and everything that grows on a wet roof

Vancouver rainfall plus mature trees means gutters fill fast and roofs grow moss. The damage is rarely dramatic — it is slow water getting behind the fascia for a season or two. Autumn gutter cleaning is the single cheapest thing you can do for an older Vancouver house.

Character-home doors and floors

Solid-core original doors, original fir floors and settled frames are worth repairing rather than replacing, and usually cost less to repair too. Sagging hinges, doors planed by a previous owner, and squeaky board runs are all normal and all fixable.

Condo access and parking realities

Downtown and West End jobs need loading bay or visitor parking sorted before we arrive, and many buildings need a work window booked. Mention it when you call and we will build it into the schedule instead of burning your hour circling the block.
